As a tenant searching for a property, it’s essential to complete the application process thoroughly and accurately, ensuring that you don’t overlook any necessary documentation. This application is a crucial step in the renting process, since it allows landlords and property managers to evaluate your suitability for their property. 

The rental property application is a way for landlords and property managers to get to know you and your financial situation, as well as to verify your rental history and employment status. It is important to fill out the application completely and accurately to give the landlord a complete picture of who you are and your ability to pay rent on time.

When filling out your application form, it is important to provide all the required documents, up front. These documents typically include: proof of income, employment verification, rental history and references. It is essential to provide all of these documents, as failure to do so may result in a delay in the application process, or a rejection of your application. 

Three non-negotiable documents to provide when applying for a property managed by Flemings Property Services. 

  1. Proof Of Income: This document demonstrates your ability to pay rent on time and in full. Flemings Property Managers require that your weekly income is at least three times the weekly rent. You can provide proof of income by submitting your three most recent pay slips, tax returns, or a letter from your employer.  
  2. Rental History: By providing an accurate and detailed rental history, you increase your chances of being seen as a trustworthy tenant. You can submit your rental history by providing contact details for previous landlords or agencies, they will then be requested to submit a reference from your time as a tenant with them.
  3. References: Providing insight into your character. References can either be personal or professional and are a way for Flemings Property Managers to get a sense of who you are. It is expected that you contact your references prior to submitting an application and ask them to provide a reference to our Property Management team. Once submitted, the landlord or property manager may reach out to these references for further information.
