Flemings Market Insights | Buyer Trends FY26

More people are choosing regional NSW — and that is something worth celebrating.

We reviewed 269 settled sales across the Flemings network during FY26 to better understand where our buyers came from and what they were purchasing.

The results show a clear shift. More buyers are looking beyond the city and choosing regional towns as a place to invest, relocate and build a life.

More buyers are coming from outside the region

Sydney and interstate buyers accounted for 35% of settled sales during FY26, up from 24% the previous year.

Local buyers remained the largest group at 53%, while buyers from other regional areas accounted for the remaining 12%.

While the percentage of local buyers reduced, the actual number did not.

Local families, first-home buyers and investors continue to form the backbone of our market. The difference is that they are now being joined by a growing number of buyers from Sydney, interstate and other regional areas.

This has created a broader and more diverse buyer pool across the towns where Flemings operates.

What stands out is that buyers from outside the region are not simply investing here.

A significant number are making the move, putting down roots and choosing our towns as the place they want to call home.

For regional communities, that is a strong vote of confidence.

What this means for our towns

Regional communities have always understood the value of living outside the city.

There is space, opportunity, a strong sense of community and a lifestyle that is becoming increasingly attractive to people looking for something different.

The increase in buyers from Sydney and interstate shows that more people are recognising those same benefits.

New residents bring fresh energy into our towns, support local businesses and become part of the communities that make regional NSW such a great place to live.

At the same time, the continued strength of local buyers shows that confidence in our markets is not coming from one group alone.

The FY26 results reflect a healthy mix of local demand, outside investment and people genuinely choosing to make regional NSW home.
